Bryan School Lofts
A former school in Capitol Hill, abandoned for many years gets fully renovated and restored into 20 luxury lofts. This four story building totaling 40,000sf had to be completely gutted preserving the concrete slabs and masonry walls. Historically appropriate windows and detailing had to be specified for the facade, while the interiors transformed into modern lofts featuring 20’ plus ceiling heights, mezzanines, exposed brick walls, exposed steel columns and staircases, graciously complemented with classic style kitchens and baths that fitted with the style of the Capitol Hill Neighborhood in Washington DC. On the three upper floors, there are four units per floor, each unit taking the space of two former class rooms, one becoming the living areas, and the other one the bedrooms and bathrooms. For the ground floor, we took service rooms and other utility rooms and transformed them into eight diverse and unique lofts with mezzanines and smaller foot prints. This project received the Mayor’s Award for Excellence in Historic Preservation in 2004.
